Job Title: Freelance Site Manager Location: Guildford, Surrey Duration: 12 Months About the Role We are seeking an experienced Freelance Site Manager to oversee a major new-build residential development in Guildford. This high-profile project consists of over 150 units, featuring a mix of modern houses and apartments. As the Site Manager, you will be responsible for driving the day-to-day operations on-site, ensuring the project is delivered safely, on schedule, and to the highest quality standards. You will manage sub-contractors, coordinate materials, and oversee the progression of works from initial stages through to internals, finishing, and handovers. Key Responsibilities * Site Leadership: Manage day-to-day operations on site, ensuring trade contractors work efficiently to meet the construction programme. * Health & Safety: Maintain stringent health, safety, and environmental standards, conducting regular site inductions, tool-box talks, and risk assessments. * Quality Control: Monitor the quality of workmanship closely, managing the snagging and de-snagging process to deliver flawless handovers. * Reporting: Work closely with the visiting Contracts Manager to report on progress, milestones, and any logistical challenges. * Subcontractor Management: Coordinate weekly sub-contractor meetings, resolving any design, material, or labor dependencies swiftly. Requirements & Qualifications To be successful in this role, you must come from a dedicated residential house-building or main contractor housing background, with proven experience managing projects of a similar scale (100+ units). * Essential Certifications: Valid CSCS card (Black Card preferred), SMSTS, and First Aid at Work. * Experience: Strong track record in new-build residential schemes, with a deep understanding of both traditional build structures and internal fit-outs/finishes. * Skills: Excellent communication, leadership, and IT skills (Word, Excel, Outlook). * Commitment: Ability to commit to a 12-month freelance contract based full-time in Guildford
